Winter Garden Emerging as Luxury Home Address

Orlando, FL—Recent new home sales above $900,000 at Canopy Oaks in Winter Garden illustrate the energy of West Orange County’s luxury home market. Developer Mason Simpson is bringing to market a community of homes that “look like a million, live like a million, but start from the $600’s” directed to buyers wishing to enjoy Winter Garden’s  small town ambiance.

Earlier this year, Simpson and partner, Tom Garver of A.R. Bailey Homes, opened their model homes, one of which received the highest award of the Southeastern Builder’s Conference – a 2017 Excel Award for Best Model Home in Florida priced from $500,000 to $1 million.   The judges chose the Canopy Oaks’ model as best in its price range for stunning architectural detail, lavish features and quality construction.

In the subsequent six months, hundreds of Orlando new home shoppers have visited the community to see the new home judged best in Florida. This month the community’s first residents moved-in, and over a dozen homes are complete or under construction.

“Folks are taking advantage of this past year’s 12% or more gains in home prices to sell their older home,” says Simpson.  “They are selling an older multi-million dollar home to buy an under $1 million dollar luxury new home—one with the latest energy saving features and modern open floorplans designed for easy living.  The idea of Winter Garden’s location closer to shopping meccas and its historic downtown is very appealing.  Those with school age children are moving to take advantage of the A-rated schools.”

Forbes magazine rated Winter Garden the second fastest growing sub-market in the U.S.   Most of the homes being built in the area are “production style” box homes being sold for around $400,000.  Simpson believes the market is ripe for higher quality residential communities.

“Many of our first buyers want more than a production home builder can provide in terms of architectural innovation, ‘wish list’ home features and construction quality,” says Simpson.

The residences at Canopy Oaks boast gourmet kitchens with wine cellars, hidden wall pantries, natural gas cooktops and a sultry mix of hardwood floors, fine cabinetry, exposed brick and high tech metals. Low maintenance backyards feature shimmering waterfalls and fountains, spilling into lavish pools and spas. Standard features in the master baths include a romantic free-standing tub as well as “walk through rain head shower.”

Homeowners enjoy the latest in home security.  Each home has a fully functional wired security system as standard.  In addition, the Envera community security gives owners the ability to monitor in real time the front gate video feed.  They can welcome guests from their smart phone at home or work and check on their children at the community school bus stop from anywhere in the world.

The location benefits from A-Rated schools like Lake Whitney Elementary, SunRidge Middle and West Orange High School and Canopy Oaks is only minutes from the expressways, Historic Downtown Winter Garden, Winter Garden Village Shopping Center with over 70 stores and 24 eateries, and the new Orlando Health Center.

In the eighties and nineties, Simpson found success with buying niche properties in the Palm Beaches and Vero Beach that others had overlooked then turning them into boutique communities. Gold Coast Magazine headlined a story, “Mason Simpson’s Eagle Eye for Success”.  Today Simpson’s  “Eagle Eye” is on Winter Garden, Florida as Central Florida’s “hottest new luxury address”.
