Canopy Oaks Approaches Sell-Out

The luxury new home community of Canopy Oaks, two years in the making, will wrap up sales and construction this summer, having sold a total of 49 homes at an average price of $850,000. The four, five and six bedroom homes at Canopy Oaks, which include three-car garages and highly requested innovations such as natural gas kitchens, European styled walk-in wine cellars, home theaters with wet bars and double master suites, were recognized with triple grand awards during the Parade of Homes. Prior to the start of Canopy Oaks, Winter Garden new homes appraisals topped out around $500,000. Canopy Oaks successfully pioneered price points from the $600,000’s to over $1.2 million by including custom home luxuries, engineering and quality within a semi-custom built home.

Canopy Oaks was the vision of Mason Simpson, a successful South Florida developer/builder who moved to Windermere ten years ago and saw the potential of nearby Winter Garden, with its charming historic downtown, modern medical centers, retail shopping destinations, A-rated public schools and ready access to all of Central Florida’s expressway systems.

oceanfront condominiums and single-family subdivisions during the prior three decades in South Florida’s enclaves of wealth such as Jupiter Island and Vero Beach. His “eagle eye” for locating overlooked residential properties within the path of progress, and his “hands on approach” to architectural detail, engineering, construction and marketing made his communities a hit with the most discerning buyers.

In Winter Garden, he discovered such a hidden gem —a tract of land on Roper Road surrounded by towering grandfather oaks and horse grazing pastures—yet near the on-ramps to the Florida Turnpike and Hwy 429 so that buyers could avoid I-4 congestion on their commute to work.

At present, he is putting the final touches on the community and expects to reach sell-out of the final four homes within the next months.

Despite the heady prices, homes in Canopy Oaks sold steadily and appraisals kept pace over the past two years. The larger homes ideal for “multi-generational households” were swept up by Orlando professionals with both children and parents living under the same roof.

Residents enter the community in the shade of 75 foot high Florida oak trees dripping with Spanish Moss, then drive lushly landscaped streetscapes of award-winning elegant two-story homes.
